Summary

DESMAN serves as the AOR, EOR and Parking Consultant for this parking garage under the prime leadership of Friedmutter Group. The garage will provide parking for the new casino located on the sovereign land belonging to The Soboba Band Indian Nation.
The long span cast-in-place (CIP) post-tensioned structure is designed for very high seismic forces due to the very close proximity of San Jacinto's fault. An evaluation of different structural framing and lateral force resisting systems was carried out in the initial phase of the project to provide a better understanding of the cost and seismic characteristics of the structure. Based on our study, the Owner selected a cast-in-place (CIP) system utilizing special seismic moment-resisting frames providing the optimum balance between cost and structural integrity. The moment frames are primarily located on the perimeter of the garage, offer clean sight lines by freeing up the interior of the garage of shear walls and thus enhancing the user experience for parking and circulation.
The four-bay parking structure has 90-degree parking and two-way traffic flow throughout. Circulation between levels is via speed (non-parking) ramps for faster circulation from level to level. Because vehicle ingress and egress are on two levels, a parking guidance system with counters, sensors and digital displays is provided to help guide casino parking patrons to available parking spaces. The lowest level of the garage is for valet parking only where there is also a dedicated walkway to the casino through the garage for employees parking in outlying lots.
A collaborative design process between the Owner, Architect, and CM has helped facilitate fast-tracking the project.
